Agreement to House Rules
By reserving and occupying this property, all guests acknowledge and agree to abide by these House Rules. Failure to follow the rules may result in immediate removal from the property, forfeiture of payment, and liability for any damages.
1. ACCOMMODATION: The Guest is expected to return the cabin to the Host in the condition the Guest received it in. The accommodation is privately owned; and the Host is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Host is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
2 ACCESS: Guest agrees to allow access to the accommodation and property to Host and his agents upon 24 hours’ notice by telephone or in person. Agents include but are not limited to, plumbers, electricians, rental companies, pest inspection, etc. Host reserves the right to inspect the premises and cabin interior upon 24 hours’ notice to Guest. Guest agrees not to deny access. If Guest refuses to allow access to Host or any agent designated by Host, the Host reserves the right to terminate the Guests short-term lease and Guest will immediately vacate the premises upon demand by Host and will forfeit the short-term payment. Host reserves the right to enter without notice in the case of emergency or report of illegal activity.
3. APPLIANCES: Only use appliances for their intended uses.
4. BREACH OF AGREEMENT: Failure to comply with any of the foregoing clauses and overall rules established by Host will subject you to immediate removal from the home and forfeiture of all rental payments. If Guest fails to vacate the premises at the end of the rental period prescribed in the reservation, Guest shall be charged and liable to Host for $500.00 per day for every day past the date and time specified in the reservation.
5. CHECK-IN: Check-in time is 4:00 pm or after. If a 2-hour early check-in is purchased the check in time is 2:00 pm or after. Upon arrival, familiarize yourself with your surroundings.
6. CHECK-OUT: Check-out time is 10:00 am or before. If a 2-hour late check-out time is purchased the check-out time is 12 noon or before. 1. Leave all used beds unmade. 2. The last day's towels are to be left in the bathroom or in the hamper. 3. Clean grill (if used during your stay). 4. Load and start the dishwasher. 5. Close and lock all windows and doors. 6. Text us when you check out.
7. BROKEN ITEMS OR MAINTENANCE: We strive to offer a great experience. Call us right away if something breaks, is not working or needs attention. On most items we have means to get you a replacement. If anything is not satisfactory, call or text immediately so we have the opportunity to fix what needs attention and we will have it taken care of.
8. END OF TERM: At the end of the term, the Guest shall leave the premises clean and in good condition, remove all Guest property, and repair all unreasonable damages caused during their stay.
9. FIREPLACE: Please do not throw any paper or other combustible materials in the fireplace.
10. GUESTS: People other than those in the Guest party set forth in the reservation may not stay overnight in the cabin. Any other person in the cabin is the sole responsibility of the Guest, and the Guest will be held financially responsible for any damage done by their guest as if the Guest had done the damage themselves.
11. HOLD HARMLESS AND INDEMNITY: Host of rental property shall not be liable for any damages and/or injury to Guest and/or their guest(s), or their personal property due to Guest’sS acts, actions or neglect. Guest agrees to hold Host harmless against any claim for damage and/or injury due to Guest’s act or neglect or their guests act or neglect.
12. HOUSEKEEPING: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily housekeeping service is not included in the nightly rate. We suggest you bring beach towels. We do not permit towels or linens to be taken out of the cabins. Guests are required to perform "normal" household duties that include but are not limited to garbage removal, cleaning dishes and sweeping. Washer and dryer are available for your use. Lock all doors when a Guest leaves the home for any period of time.
13. ILLEGAL DRUGS/ACTIVITY: Under no circumstances shall any illegal drugs be allowed on the property. Guest understands that possession and use of any such substance is grounds for immediate eviction and forfeiture of payment. Guest further waives any and all rights to recourse against the Host for enforcing this clause.
14. LAWS: The Laws of the State of Michigan shall apply to all terms under this Agreement. The proper venue for any dispute resulting in the execution of this agreement is Arenac County, Michigan. It is expressly agreed and understood that this lease shall not be recorded in the County Clerk’s office.
15. LIABILITY: Guest may be responsible and liable to Host for damages or loss caused by Guest or their guests. All rights and remedies in law and in equity are reserved by the Host.
16. MAINTENANCE: It is expected that major systems in and around the home will break down from time to time such as air conditioning, washer, dryer, refrigerator, etc. The Host will attempt to repair the problem as soon as possible upon notice by the Guest. Host assumes no liability to Guest if such should occur as all products have a useful life and break down occasionally.
17. NEIGHBORS: Be considerate of neighbors at all times including no trespassing on neighbor’s property.
18. NOISE: Guests and their guests agree not to violate quiet enjoyment and privacy of the surrounding neighbors. Host is not responsible for the actions of any neighboring property. The Guest must supervise their guest(s) while on the premises. Noise in the accommodation must be kept at a reasonable level as not to cause a disturbance to the neighbors or general public. In no event may the Maximum Occupancy (as listed on this agreement) be exceeded without written consent.
19. OTHER PROPERTY OWNERS: Host is not responsible for any actions of other property owners.
20. PACKAGES: We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected, and we are not held responsible for its whereabouts.
21. PARTIES: No parties are allowed.
22. PETS: Pet Rules & Policy – We welcome pets under the following conditions. Pet fee of $80. Violation of any rule will result in immediate removal of guests and cancellation of the reservation without refund.
Leash Required: Pets must be on a leash at all times when outside the cabin. No Unattended Pets: Pets may not be left inside the cabin alone at any time. Noise Control: Barking or any noise disturbing neighbors is not permitted. Furniture-Free Zone: Pets are not allowed on any furniture or beds. Cleanliness: All pet hair must be removed prior to checkout. Additional cleaning fees will apply if hair is found on furniture or bedding. Outdoor Clean-Up: Guests must clean up after their pets outside. Failure to do so may result in a deep cleaning fee. Damage Responsibility: Guests are financially responsible for any and all damage caused by their pets, inside or outside the property. Pets must be licensed and current on all shots.
Breed & Size Restrictions: We do not allow: Large breed dogs over 50 lbs, Aggressive or poorly behaved dogs or Restricted breeds commonly known for aggressive behavior (including but not limited to Pit Bulls, Rottweilers, Dobermans, German Shepherds, and similar breeds)

23. PARKING: Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
24. REPAIRS: The Host must be notified immediately if you discover any item that needs attention.
25. PROPERTY: Keep the property and all furnishings in good order
26. QUIET HOURS: Quiet hours are between 10:30 pm and 7:00 am.
27. RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in.
28. SAFETY: Guests acknowledge and agree that they are responsible for the safety of themselves, their guests and their children either natural or manmade on the property. Guest acknowledges and agrees to hold Host harmless from any injuries to them or their guests. It is understood that there is no lifeguard and that supervision is their responsibility.
29. SMOKING: This is a NON-SMOKING cabin. No smoking or vaping is allowed inside the cabin. Any GUEST or their guests not adhering to the No Smoking policy will result in a charge of $100 and charge the nightly rent of any future nights the cabin is not rentable due to the evidence of smoking including additional costs incurred to accommodate displaced guests.
30. SUBLETTING/ASSIGNING/OCCUPANCY: There shall be no subletting of the premises. The Guest shall occupy and use the premises as a vacation rental only and not use the premises for any business, professional, unlawful or hazardous purpose.
31. TRASH: Trash should be bagged and placed in the trash can located outside.
32. TRAVEL INSURANCE: Cancel for any reason travel insurance is recommended. Our cancellation policy will not issue refunds for cancellations - including but not limited to those due to weather related issues.
33. UNFORESEEN CONDITIONS: If any unforeseen conditions or problems with the property arise prior to or during Guest’s stay, Host reserves the right to either refund Guest’s payment prorated or place Guest in a comparable house with the same amenities, bedroom, etc. Such unforeseen conditions could be the following but are not limited to storms, vandalism, flood, etc. Host assumes no responsibility for such unforeseen conditions.
34. WATER AND SEPTIC: The cabin is on a well and septic systems. Do not flush anything other than toilet paper.
35. WEATHER / ACTS OF GOD: Host is not responsible for any weather conditions or acts of god or nature that happen during Guest’s stay on premises and no refunds will be made.
36. UNFORESEEN CONDITIONS: If any unforeseen conditions or problems with the property arise prior to or during Guest’s stay, Host reserves the right to either refund Guest’s payment prorated or place Guest in a comparable house with the same amenities, bedroom, etc. Such unforeseen conditions could be the following but are not limited to storms, vandalism, flood, etc. Host assumes no responsibility for such unforeseen conditions.
37. WATER AND SEPTIC: The cabin is on a well and septic systems. Do not flush anything other than toilet paper. It is common for well water to leave hard water staining to sinks and tubs/showers.
38. WEATHER / ACTS OF GOD: Host is not responsible for any weather conditions or acts of god or nature that happen during Guest’s stay on premises and no refunds will be made.
39. WILDLIFE: Keep doors/screens closed at all times as wildlife and bugs/insects are present in rural areas. Note: mayfly season is two weeks out of the year.
40. WRITTEN EXCEPTIONS: Any exceptions to the above-mentioned policies must be approved in writing in advance by Host.
